What the video covers
In the short-term rental analyzer, type the address and click Pull STR Comps. Listings with the same number of bedrooms land on the map with their nightly rates; switch the map to occupancy or revenue to see the market another way. From the comps REIzer derives a nightly rate, an occupancy and a yearly revenue for your property ($330 a night, about 25 percent booked, about $30,000 a year for this cabin), with the spread in box plots.
Beyond today's numbers
Market analysis shows how rates, occupancy and revenue have moved. The seasonality grid shows which months earn the most (July, every year here), and the risk index shows how much revenue swings within a year: the higher it is, the bigger the off-season dip. Amenities impact compares the top earners with the bottom ones, and what the best ones have. Then apply the market's nightly rate to your deal in one click.
