How to pull real estate comps (sales and rentals)

A narrated walkthrough of REIzer's comps panel: nearby sales on a map, value and rent estimates with confidence, box plots, a plain-English read, market trends, and using the market's number.

Sale and rental comps for a Kansas City house, in the BRRRR workbench.

What the video covers

Comps work the same in every analyzer; the video uses BRRRR. Type the address and click Pull Comps. If you've pulled the address before, load the saved snapshot and it costs nothing.

Every nearby sale lands on the map with its price, dark tags above the median and light ones below. From those sales REIzer estimates the after-repair value and the rent, each with a confidence level and a range, and the box plots show the spread. The insight then reads it for you: here, the example's rent is higher than every rental nearby, which REIzer calls aggressive. Market trends show where prices and rents have moved in the ZIP code.

Make the comps yours

Every comp is listed with its size, year built, price, sale date and distance. Untick one that doesn't belong and the estimate updates: dropping one outlier here moves the value estimate from about $361,000 to $370,000. Switch to rental comps, and use the market's rent in one click.
