The short-term rental clip got one question more than any other: what does a BRRRR look like? Same format, same rules: one minute, one deal, nothing cut.

What happens in the clip

The property is a real address picked from the map. Four numbers are typed in, the four that decide any BRRRR: a $165,000 purchase, a $45,000 rehab, $2,950 a month in rent, and a $300,000 after-repair value. Then one click.

  • The score. 79 out of 100, rated Solid. The reasons are listed under it: capital recovery, cash left in the deal, cash-on-cash, DSCR and monthly cash flow, each scored on its own.
  • Cash back at the refinance. This is the number BRRRR investors care about most. With $96,010 of your own money in the deal, the best refinance returns $103,200, which is 107 percent of what you put in. You get all of it back plus $7,190, and you still own the house.
  • Three loan sizes side by side. 70, 75 and 80 percent of the after-repair value, each with its new loan, cash recouped, cash left in, new payment and cash flow after the refinance. The trade-off is plain to see. The 80 percent loan leaves $0 in the deal but cash flows only $37 a month. The 70 percent loan leaves $22,210 in and cash flows $246.
  • Real comps. Ten sales and ten rentals nearby on a map. They put the after-repair value at about $361,000, so the $300,000 typed in is conservative. They put rent for a 3-bed, 2-bath at about $1,550 a month, well under the $2,950 typed in. Catching that before you buy is the reason to pull comps.
  • Thirty-year wealth. Equity, cash flow and net worth over time for each loan size.
