Market Trends colors every ZIP by rental yield, from median home values and median rents. Those are model values for the whole ZIP. They don't tell you what houses there actually sold for last month.
Every comps pull and Price Estimate brings back the recorded sales within about a mile: the price on the deed, not the asking price. REIzer now keeps those sales, and the ZIP panel in Market Trends shows what they add up to.
What the panel shows
Open a ZIP and look for Recorded sales under the yield figures:
- Sales on record: how many recorded sales REIzer holds in the ZIP from the last 12 months, and the month of the latest one.
- Sold price per sq ft: the median, with a small line of the monthly median so you can see which way it's moving. The line only uses months with at least three sales.
- Sold vs asking: for homes whose listing was followed by a recorded sale, the median sale price as a share of the last asking price. It shows once five such homes are measured.
Sales under $10,000 are left out, since those are usually family transfers, not market sales. The panel shows totals and medians only, never a single home's sale.
Where you'll see it
The block appears once a ZIP has at least five recorded sales in REIzer's data. Today that's the ZIPs where people have pulled comps or run a Price Estimate. Each new pull adds about a mile of recorded sales, so coverage grows as REIzer is used.
