Market Trends has always shown where rent is high against price today. It now also shows which way each place is heading.
Color the map by growth
Two new buttons above the map, Rent growth and Value growth, color every state, county and ZIP code by how much its typical rent or home value changed over the past year: warm where it rose, blue where it fell. The list beside the map ranks the fastest risers in view, and at ZIP level each area is labeled with its change.
A ZIP code with a strong yield and rents still climbing reads differently from one where the yield is high because prices are falling. Now you can see which one you're looking at.
A state's trend since 2015
Click a state and its panel charts home value, rent and gross yield month by month since January 2015, with the change over the past 1, 3 and 5 years. County and ZIP code panels show their past-year change.
Current through August 2026
The map now runs on Zillow's August 2026 home values and rents. Across the US over the past year, the typical home value rose 0.9% and the typical rent rose 2.5%, so the median gross yield edged up to 5.63%. Rent rose in every state.
Nothing is thrown away
From now on we keep every month we publish, so the record grows month by month. Zillow's own history goes back further, and we used it to trace the US median gross yield to January 2015. It was 6.22% then. It bottomed at 5.13% in May 2022, when prices ran ahead of rents, and has been recovering since.
Gross yield is a year of rent as a percent of the home value, before expenses and financing. It is a starting filter, not a deal score. Pull comps on a specific address to underwrite a deal.
