What REIzer does, what you need to begin, and how long your first analysis takes.

What does REIzer actually do?

REIzer is a workbench for underwriting real-estate deals. You plug in a property's numbers β€” purchase price, rehab, financing, projected income β€” and the analyzer runs every angle that matters for that strategy: live carry, break-even, head-to-head exits, stress tests against cost / rate / market shifts, a 30-year wealth projection, and an investor-grade PDF you can hand to a lender or partner.

Do I need to enter a credit card to start?

No. The Free tier includes 15 deal analyses per month, no card required. You only enter payment details when you upgrade to Investor, Pro, or Elite β€” see pricing for what each plan unlocks.

How fast can I underwrite my first deal?

Under five minutes for a complete pass β€” address, price, rehab, financing terms, projected rent or ADR. Auto-fill pulls beds, baths, sqft, and taxes from public records, and live comps suggest realistic ARV / ADR so you're not guessing. Most repeat users underwrite a deal in two minutes.

Is there a demo I can try without signing up?

Yes. The Try Demo link in the nav loads a pre-filled property in each analyzer so you can poke around every chart, stress test, and PDF β€” no account, no data saved.

Do I need to install anything?

No. REIzer runs entirely in your browser. There's nothing to download, no plugin, no desktop app. Chrome, Safari, Edge, and Firefox are all supported. Mobile works for review and sharing β€” heavy underwriting is best on desktop or tablet.

Can I import data from a spreadsheet?

Not via spreadsheet upload today β€” most fields are entered or auto-filled from public records and comps. For Portfolio Tracker users with many existing properties, contact us and we'll help with a bulk import. Spreadsheet import is on the roadmap.

REIzer ships one analyzer per strategy β€” not a generic rental calculator. Here's how to pick.

Which real-estate strategies does REIzer cover?

Six deal analyzers, a portfolio module, and a market-research tool:

Which analyzer should I use for my deal?

Pick by exit strategy, not by property type:

  • Renting nightly on Airbnb / VRBO β†’ STR.
  • Buying distressed, rehabbing, then refinancing into a long-term hold β†’ BRRRR.
  • Buying, rehabbing, and selling within ~12 months β†’ Fix-n-Flip.
  • Building from raw land or a teardown β†’ New Construction.
  • Buying a single-family, duplex, or small multi to hold for cash flow β†’ Long-Term Rental.
  • Underwriting a 5+ unit building by its rent roll β†’ Multifamily.
  • Already own the property and want ongoing tracking β†’ Portfolio Tracker.

Does it work for international or commercial deals?

REIzer covers U.S. residential and small-to-mid multifamily β€” single-family, 2-4 unit, 5+ unit apartment buildings (via the Multifamily analyzer), STR, and ground-up residential. Larger commercial (retail, industrial, big institutional) and international markets are on the roadmap. Tell us about your use case and we'll factor it into the build order.

Can I run the same property through multiple analyzers?

Yes. A common workflow is to run a BRRRR-candidate property through both the BRRRR analyzer (refi-and-hold) and the Fix-n-Flip analyzer (sell-and-exit), then compare which strategy clears your rubric. Each analysis saves as its own deal.

How is BRRRR's MAO solver different from the 70% rule?

The 70% rule is a flat heuristic β€” pay no more than 0.70 Γ— ARV βˆ’ rehab. REIzer's MAO solver works backward from your target outcome (e.g., "leave less than $5k in the deal" or "β‰₯1.25 DSCR at 75% refi LTV") and tells you the maximum purchase price that still hits that target given your actual rehab, financing, holding costs, and refi assumptions. It accounts for what the 70% rule ignores.

What stress tests does it run by default?

Each analyzer runs the stress tests that matter for that strategy:

  • STR: ADR Β±10%, occupancy Β±10%, cost +10%, plus a combined worst-case.
  • BRRRR / Flip: ARV haircut, rehab overrun, schedule slip, rate-up.
  • New Construction: combined cost-overrun + schedule-slip + ARV-haircut matrix.
  • Long-Term Rental / Multifamily: seven combined haircuts β€” vacancy, rent, rate, and expenses, plus a correlated recession combo.

All stress sliders are tunable so you can pressure the deal to your own risk tolerance.

Does it handle 1031 exchanges or tax-deferred strategies?

REIzer surfaces after-tax cash flow and exit profit using your marginal rate and capital-gains assumption, but it's not a tax-planning tool. 1031 modeling, K-1 generation, and depreciation recapture forecasting are on the long-term roadmap. For 1031-specific deals today, run the exchange-exit scenario in the analyzer and use the PDF as input to your CPA.

Comps & data

Where the numbers come from

REIzer auto-fills as much as it can so you start with real data β€” not guesses you'll have to defend later.

Where do comps come from?

Two live data sources, depending on the analyzer:

  • RentCast β€” sale comps, long-term rent comps, market stats (median, days-on-market). Used by BRRRR, Fix-n-Flip, and New Construction.
  • AirRoi β€” Airbnb and VRBO comps, ADR, occupancy, RIX (revenue index), seasonality, 5-year time-series. Used by STR.
How fresh are the comps?

Sale and rental comps are pulled live each time you analyze β€” typically reflecting transactions within the past 7-30 days. STR comps refresh on the same cadence as AirRoi's data pipeline (typically weekly for revenue, daily for availability).

Can I override the auto-fetched values?

Yes. Every auto-filled field is editable. The comp pull seeds your ADR / ARV / rent assumption, but you set the final number. Useful if you have local knowledge β€” a specific listing you're chasing, a quirky floorplan, or a rehab spec that justifies a premium.

What if a comp looks wrong or irrelevant?

Click any comp on the overlay to exclude it from the median / range calculation. The summary recomputes live. If a comp is structurally bad (wrong property type, mis-classified), let us know β€” we feed flags back to RentCast / AirRoi.

Does it auto-fill property details from public records?

Yes β€” beds, baths, sqft, year built, lot size, and last sale price auto-fill from public-records lookup when available. Property taxes auto-fill from the latest assessor data. All fields are editable.

How many comp pulls do I get per month?

Depends on your plan: Free has none, Investor includes 10 property comp pulls / month, Pro includes 50, and Elite is unlimited. STR comps (AirRoi) follow the same tier ladder. See pricing for the full breakdown.

Pricing & billing

Plans, limits, upgrades, refunds

Straightforward tiered pricing. No surprise overage charges. Cancel anytime.

How does pricing work?

Four tiers β€” Free, Investor, Pro, Elite β€” billed monthly or annually (annual saves up to 40%). Each tier raises your deal-analysis cap and unlocks more comp pulls, PDF exports, and advanced features. See the full feature matrix on the pricing page.

What's included in the Free plan?

15 deal analyses per month across any strategy, the full analyzer (every chart, every stress test, every exit comparison), saved deals, the comparison rubric, and the dashboard. What it doesn't include: PDF export, property comps, STR comps, and portfolio tracking β€” those start on Investor.

What happens if I exceed my monthly limit?

You'll see a soft block with a one-click upgrade prompt β€” no surprise overage charges. Existing saved deals stay accessible. Counters reset on the 1st of each calendar month.

Do you offer annual billing?

Yes β€” annual plans save up to 40% versus monthly. You pay once per year and the discount is baked into the rate. Switch between monthly and annual anytime from billing settings.

Will I get charged prorated if I upgrade mid-cycle?

Yes. Upgrades take effect immediately and Stripe prorates the difference based on remaining days in your billing period. You get the higher tier's full feature set the moment the upgrade goes through.

How do downgrades work?

Downgrades take effect immediately, and the unused time on your higher tier is automatically banked as a credit toward your future invoices β€” you never lose money you've already paid.

Can I cancel anytime?

Yes. Cancel from billing settings with one click. You keep paid features until the end of your current billing period, then revert to the Free tier. Saved deals stay in your account.

Do you offer refunds?

Within 14 days of your first paid charge, yes β€” email support and we'll process a full refund, no questions. After 14 days we don't refund completed billing periods, but you can cancel anytime to stop future charges.

Do you offer team or agency plans?

Team seats are on the roadmap β€” coming alongside white-label PDF branding on the Elite tier. For agencies, brokerages, or coaching programs needing multi-user access today, reach out and we'll find a fit.

Educational, military, or non-profit discount?

Yes β€” students, active military, and registered non-profits get a discount on annual plans. Email support from your institutional address and we'll send a code.

Exports & sharing

PDFs, branding, partners

The PDF is the deliverable β€” investor-grade, lender-ready, every chart at print resolution.

Can I export deals to PDF?

Yes. Every analyzer exports to a multi-page PDF: cover page with the deal summary, full waterfall, stress tests, comp tables, 30-year projection, and every chart at print DPI. Available starting on the Investor plan (50 / month), Pro (100 / month), and Elite (unlimited).

Can I add my company logo and brand colors?

White-label PDF branding β€” your logo, accent color, and footer β€” is included on the Elite plan. Investor and Pro use the standard REIzer-branded cover.

Does the PDF include every chart and stress test?

Yes β€” break-even, head-to-head exits, stress matrices, comp summaries, 30-year wealth projection, and the comparison rubric (if you've scored the deal) all render in the PDF. Charts export at print DPI in light theme so they reproduce cleanly on paper or projector.

Can I share a deal with a partner via link?

Today, share by exporting the PDF and emailing it β€” that's the lender-ready artifact. Shareable view-only links for live deals are on the roadmap. If you need it now for a recurring partner workflow, let us know.

Can I export to Excel or CSV?

PDF is the supported export today. Excel / CSV export of the deal table and time-series projections is on the roadmap β€” most-requested by Portfolio Tracker users with many properties.

Privacy & security

Where your deals live

Your underwriting is your edge. We protect it accordingly.

Is my data private?

Yes. Your saved deals, addresses, financials, and personal info are visible only to you. We never sell your data, share it with brokers, list-buyers, or third-party marketers. Read the Privacy Policy for the full breakdown.

Where is my data stored?

U.S.-based infrastructure on Supabase / Postgres, encrypted in transit (TLS) and at rest. Database access is gated by per-user row-level security policies, so even our internal queries can't accidentally surface another user's deals.

Will you use my deals to train AI models?

No. Your deal data is never used to train any model. When we add the AI Copilot (planned post-launch), it will analyze your deals only when you explicitly invoke it, and the prompts are not retained for training.

Can I delete my account and all my data?

Yes. Account deletion from settings removes all your saved deals, comp pulls, exports, and personal data within 30 days. Billing records are retained for tax compliance only.

Are you SOC 2 or GDPR compliant?

SOC 2 audit is on the roadmap for post-launch scale-up. We follow GDPR-equivalent practices today (right to access, export, delete; minimal data collection; no third-party data sharing). EU users can export and delete data on request.

Account & support

Logging in, getting help

Quick answers on accounts, recovery, and how to reach a human.

How do I reset my password?

Click Sign in, then Forgot password. We email a reset link valid for 1 hour. If the email doesn't arrive within a couple minutes, check spam, then reach out if still missing.

Can I sign in with Google?

Yes β€” Google sign-in is supported on the auth page. Pick whichever you used first; the two methods aren't linked yet, so use the original consistently. Account-merging is on the roadmap.

Can multiple people share one account?

A single account is meant for one underwriter β€” login, billing, and saved deals all tie to one email. For partners or teams underwriting together, multi-seat team plans are on the roadmap. In the meantime, share PDFs and saved-deal exports for collaboration.

How fast is support?

We aim to answer every email within one business day; most replies go out within a few hours during U.S. working hours. Billing issues get same-day attention. For urgent live-deal questions during pre-launch, you'll usually hear back even faster.

Do you offer 1:1 onboarding?

For Elite customers and team accounts, yes β€” a 30-minute walkthrough with the founder covering your first real deal. Email us to book.

I have a feature request β€” how do I send it?

Send it via the contact form. Every request is read; high-vote requests usually ship within the next sprint or two. The roadmap is currently driven 80% by user requests, 20% by what we'd build for ourselves.
